Why Rent a Property through Choice Lets & Estates?

As a tenant you want to find a property that is within your budget, well maintained and which complies with the latest legislation. You want to be looked after by a letting agent who works with you to make your time in the property enjoyable and as hassle free as possible.

At Choice Lets & Estates we believe our job is to help you find the right property, make the application as simple and straightforward as possible and then ensure that you are happy in your property and want to stay in it as long as possible. After all, the longer you stay the better it is for you, for the landlord and for us.

The Application Process

Once you have found your property and we have secured the landlordís agreement the application process starts. We will charge a one-off non-refundable application fee of £100.00 per applicant, which covers the costs of a search via a Credit Reference Agency on you, as the potential tenant, as well as referencing for a Guarantor if this is necessary.

All applicants on low incomes will require a Guarantor. If you and your Guarantor, where applicable, pass the reference check but are unable to move into the property due to other reasons (such as the property is no longer available) the application fee is fully refundable. If your application is unsuccessful due to inaccurate information or a poor reference the fee is not refundable.

If the original guarantor's application is unsuccessful, a subsequent guarantor application will cost £60.00.

Remember, if you claim housing benefits and have a poor credit rating, you may still be eligible to rent a property if your Guarantor has a good credit rating.

Before you move In

We will print out an Assured Shorthold Tenancy Agreement (AST) for you to study and sign. Remember this is a legally binding agreement and if you have any questions you must ask. It will normally be set up for a period of 6 months after which time, subject to the agreement of both the landlord and tenant it can be renewed for a further 6 months. At this stage we will also ask for the agreed deposit and a monthís advance rental. There is also a set-up fee of £120.00 payable. This can be paid however you wish but the funds must be cleared before you are able to move in to the property. All deposits taken by Choice Lets & Estates are lodged with and protected by the government authorised Deposit Protection Scheme.

We will also prepare a detailed inventory of the property and will go round with you so we can agree the inventory and condition of the property.

We will read water, gas and electric meters and also contact utility suppliers on your behalf to switch bills over to your name.

During your Tenancy

We like to make sure our tenants are happy and stay happy. If you have any problems or repairs that need attention you will be able to call us and expect a speedy response. In addition we have a 24 hour emergency call out procedure.

You should make sure that you have insurance to cover yours and your landlordís belongings whilst you are living in the property. We recommend taking your insurance through Let Alliance Ė they cover all types of rented accommodation and offer good competitive policies. Please quote Choice Lets under the Branch Name.

You are responsible for the monthly payment of rent and this should be set up as a direct debit or standing order to be paid monthly.

We will do regular inspections at agreed times to ensure you are happy and the property is in good order.
